
Las Vegas builders opened 14 new for-sale product lines in July that brought more than 1,200 lots into the market.
Las Vegas-based Home Builders Research reported Beazer Homes opened a pair of single-family communities in Henderson — Amberview Estates and Skyview Estates — and a townhome community in the southwest valley named Aster Point.
D.R. Horton opened a new townhome project — Alpine Trails in the northwest — along with three new product lines in their Heartland community in the Villages at Tule Springs in North Las Vegas, according to Home Builders Research.
KB Home debuted Tobiano, a 54-lot community in the southwest with prices in the $400,000s. Sekisui House US began reporting its Bella Copia subdivision under Richmond American Homes in North Las Vegas.

Henderson reported five new communities, four of which are single-family products. These five product lines account for nearly 500 new home sites, said Home Builders Research President Andrew Smith.
D.R. Horton was July’s top-selling builder with 169 net sales. D.R. Horton’s townhome development Heartland Trails in the Villages at Tule Springs in North Las Vegas was again the top-selling subdivision with 26 net sales in July.
There were 706 new home closings in July 2026, a 12 percent decrease from July 2025. The 2026 total of 4,750 is 20 percent below 2025, to this point.
There were 532 single-family detached closings in July, 9 percent fewer than a year ago. The 2026 total of 3,564 is 18 percent below the 2025 figure thus far.
Attached products closed 174 units in July, 19 percent fewer than in July 2025. The 2026 total of 1,186 is down 28 percent year to year.
The market share for attached new home products in July was 25 percent.
That number should pick up when sales are converted to closings in the next couple of months. The overall net sales number for July was up 28 percent from June 2026 and down 7 percent from July 2025.
The net sales per week figure rose month to month for just the second time since February, Smith said.
According to Clark County data, Smith said 14 percent of new home closings in July were cash transactions. Of those that were financed, the average loan amount was $569,552. The largest loan for a new home closing in July was $19.3 million by Bank of America for a custom home in The Summit Club in Summerlin.
The median new home closing price for all product types was $535,114 in July, a 3 percent increase from July 2025. The median new home closing price for single-family detached products was $581,930, up 2 percent from July 2025, Smith said.
For attached product types, the July 2026 new home median closing price was $378,490, similar to July 2025.
Base asking prices continue to slowly shift higher, Smith said. In 2026 thus far, more than 30 percent of net sales have come in communities with an average base asking price over $600,000 compared to 26 percent overall in 2025.
The July building permit total of 620 was 23 percent lower than July 2025. The 2026 total of 4,776 is 25 percent below the same point in 2025.
Southern Nevada’s 23 percent year-over-year decline in new home permits is steeper than the national picture, where single-family starts fell 15.7 percent from July 2025, according to Census Bureau data, with the West region specifically dropping 13.8 percent, Smith said.
Vacant land purchases by homebuilders yielded 11 closings in July, adding roughly 142 acres to their portfolios.
“If we assume an average of 10 units per acre, this equates to around 1,400 new homes, or roughly two months of inventory at July’s sales pace,” Smith said.
LGI Homes purchased nearly
100 acres across four transactions, all in the east sub-market area of the valley. Smith said this was highlighted by an assemblage of parcels totaling just over 97 acres on the northeast corner of Owens Avenue and Nellis Boulevard.
Blue Heron also closed on nearly 12 acres near Easter Avenue and the 215 Beltway in Henderson.
KB Home added to their holdings in the Kyle Canyon area of the northwest, closing on 5 acres, while Tri Pointe Homes acquired 7.5 acres in the southwest near Buffalo Drive and Cougar Avenue, Smith said.
