$1M-plus home sales hold steady

While new home closings are down more than 20 percent in 2026, Las Vegas homebuilders are holding their own when it comes to their more expensive production-style homes and focusing on wellness to make their properties more attractive even for sales for just under $1 million.

Home Builders Research reported Las Vegas area builders closed on 325 homes of $1 million and higher between January and June, nearly matching the 334 recorded in the first half of 2025. Despite the decline in closings by only nine, 2026 was still well ahead of the 227 closings of $1 million and higher in the first half of 2024.

Builders, however, will have to pick up the pace of sales in the second half of 2026 to match the record of 773 for all of 2025. It will easily pass the 535 in 2024.

There were 159 sales of $1 million and higher in the first quarter and 166 during the second quarter.

Pulte Group and Toll Brothers again led the way in the first half of 2026. Toll Brothers had 65 closings while Pulte had 54. The duo had 30 and 44, respectively, during the first quarter.

Toll Brothers had 32 sales in Ascension in Summerlin with the highest price exceeding $3 million. Ascension is a joint project of Toll Brothers and the Pulte Group located between the Summit Club and Mesa Ridge.

The Pulte Group had 23 sales at Ascension with the highest price at $3.6 million.

Pulte also had 22 sales at Brantley in Summerlin where the highest price was $1.9 million. That development opened in January and has a mix of homes in excess of $1 milion in addition to those just under $1 million. Brantley was third in sales among subdivisions in 2026 for the Las Vegas Valley, according to Home Builders Research. That’s a rarity with sales prices much lower, especially attached products.

“It is a unique community showing a high volume of sales, although it has a high price tag,” Las Vegas-based Home Builders Research President Andrew Smith said. “It is between the high $800,000s and up to $1.5 million base asking price. For this price point, Brantley by Pulte is doing very well up in Summerlin. As usual, the majority of the higher-producing communities in terms of sales are attached products and many in the lower price ranges.”

Lennar and Tri Pointe helped pick up the pace among other builders to make up for the slowdown by Pulte and Toll Brothers of $1 million and higher during the second quarter.

Lennar had 45 closings for the first half of the year after having only 15 in the first quarter. Its sales were spread between the Estates at Ann, Estates at El Capitan, Estates at Grand Canyon and The Henry. Its highest priced home was $1.37 million.

Tri Pointe had 35 closings after only six in the first quarter. Some 19 of those were in its Carlisle Ridge development in Summerlin where sales prices ranged from $1.5 milion to $2.4 million. It opened last fall.

Sekisui House had 33 closings with its highest price at $1.66 million at Salerno Summit at Lake Las Vegas in Henderson.

The builder was followed by 21 closings for Taylor Morrison. Taylor Morrison’s highest price was $2.2 million in its Ashland at Summerlin development.

Blue Heron had nine closings and one priced at $13 million in MacDonald Highlands. It was sold to R&S Investments. It also sold a $10.5 million home in MacDonald Highlands to the Righetti Living 2015 Trust.

Shawood had nine closings followed by Richmond American with eight. Both brands are owned by Sekisui House. Shawood had nine sales at its Arcadia in Summerlin, where prices ranged from $1.6 million to $2.47 million.

Among other builders, Pinnacle Homes had six, while Contour Homes and Kavison Homes had five each.

Christopher Homes and Beazer both had four.

KB Home and Gilberti Construction had two, with Gilberti’s highest priced at $8.9 million in MacDonald Highlands.

Growth Luxury Homes, Fox Homes, Liberty Homes, All Seasons Construction, Nevada Residential Construction and Signature Homes had one each. Growth Luxury sold a home for $7 million.

The most expensive 2026 new home, which was listed as a sale in the public records, was by Robert Elliott Custom Homes for $22.5 million in The Summit Club in Summerlin to the Ling Cod Family Holdings.

Another luxury home in The Summit Club sold for $13.15 million, according to public records.

True custom homes are where the buyer purchases the land and hires a builder, so the transaction in the Clark County records is a land sale. When a builder constructs the home and sells it, then it shows up in the public records.

Amenities draw buyers

Builders are gearing up for more high-end sales by offering amenities that are attractive to buyers.

Esplanade at Red Rock in the Summerlin will offer about 400 units, and Taylor Morrison said there’s already a great amount of interest in what it described will be a first-of-its-kind wellness community for both the brand and the market, centered on sustained well-being and health. Taylor Morrison said the interest is a sign of where wellness is headed next in Las Vegas.

Cammie Longenecker, president of Resort Lifestyle at Taylor Morrison, said the wellness concept fits in perfectly in Las Vegas.

“When you think about luxury and think about the consumer and where they are going and their dollars are being spent, we saw an opportunity to enhance our community with a resort hospitality wellness lens,” Longenecker said. “We wanted to look at how we develop, design and curate the experience so that it leans toward hospitality versus a homeowners’ association.”

The resort club experience they want to create is where homeowners feel like they are on vacation every day of their lives, Longenecker said.

“That’s a high bar because it’s not compared with the next homebuilder or next community,” Longenecker said. “It’s transcending that and really looking at an experience.”

Wellness is more about a gym and fitness equipment, Longenecker said.

Community features include a longevity lounge focused on biohacking for extended lifespans, regeneration suites such as red light saunas and cold plunges, sleep optimization, energy therapy and fitness equipment from their Techno-Gym partner. In addition, there will be an AI-powered tool that delivers a real-time snapshot of overall health.

The property has a restaurant, bar and pool on its 88 acres. There’s also pickleball and bocce ball courts, an event lawn and bark park.

Sales in the single-story community started in June. Floor plans range from 1,600 to 3,000 square feet with base prices about $700,000 to $15.7 million with some homes expected to surpass $2 million. They will range from two to five bedrooms and up to a four-car garage.
