
This Henderson home sold for over $16 million and it’s not even built yet.
Located at 3 Climbing Canyon Drive, the home sold for $16.1 million on June 18 with listing agent Jude Nassar of Growth Luxury Realty.
Situated in an ultra-private enclave of only six homes off Sunridge Heights Parkway and Canyon Heights Drive, the residence at 3 Climbing Canyon Drive is on two lots, with the buyer also purchasing 4 Climbing Canyon Drive.
(The buyer) wanted to combine these two lots, three and four, together to give her just more space, more privacy from the neighbors,” said listing agent Nassar.
The small neighborhood, called Climbing Canyon, is perched atop a hill in Henderson. “It towers above the whole city; it’s got one of the best views in Henderson,” Nassar said.
The builder for the entire community is Growth Luxury Homes, which allowed the buyer to fully customize the property. Once complete, the home will have a desert contemporary design, with 15,000 square feet, a six-car garage, four bedrooms and six bathrooms.
Additionally, the home will include a “secluded” primary wing, an office, gym, media room and pool house, as well as a “serene interior garden,” according to the listing.
“You can build anywhere from $500 a square foot to $2,000 a square foot,” said Nassar about the design process. “As we’re going through the design and making some changes and choosing some of the elements and finishes that are going into the home, that’s when we start rendering and going back and forth with the client, making sure we get it just right.”
Nassar said many people tend to gravitate to the secluded enclaves rather than an ultra-luxurious community like Summit Club or The Ridges for the privacy aspect.
“People do gravitate towards the smaller communities like Climbing Canyon, because of the privacy and the exclusivity,” said Nassar. “It’s a unique clientele that just are looking for the best of the best.”
Other homes in the Climbing Canyon community are selling for or have sold for around $8 million to over $16 million.
