More construction planned for Downtown Summerlin area

A new mixed-use project is penciled for Las Vegas’ Downtown Summerlin area, with plans for hundreds of more apartments and some additional retail space.

Clark County commissioners are scheduled Sept. 2 to consider a proposal by developer Howard Hughes Holdings for a 354-unit apartment complex with 6,556 square feet of commercial space, county records show.

The nearly 4-acre project site is along Spruce Goose Street, just east of the sprawling open-air mall off Sahara Avenue at the 215 Beltway.

Project plans filed with the county show a five-story development with a parking structure; a mix of studio and one- and two-bedroom apartments; and a pool, clubhouse, and “dog spa.”

Texas-based Hughes Holdings, developer of the Summerlin master-planned community, has already built hundreds of millions of dollars’ worth of projects in the Downtown Summerlin commercial core, and the latest venture would bring yet another influx of construction.

The company’s real estate business, Howard Hughes Communities, said in a statement that the new project “represents the next chapter in Downtown Summerlin’s evolution.”

“Beyond introducing new housing opportunities, the project will enhance the district with additional retail offerings and improved pedestrian connectivity,” the firm said.

Spanning 22,500 acres along the Las Vegas Valley’s western rim, Summerlin boasts more than 130,000 residents, some of the highest home and land prices in Southern Nevada, and a network of parks, trails and community centers.

Its developer’s namesake — Howard Hughes, the famed aviator, business tycoon and recluse — acquired the land mass in the 1950s.

His enormous World War II-era seaplane that flew only once, a wooden aircraft weighing 284,000 pounds and measuring eight stories tall, was known as the Spruce Goose.

Hughes Holdings sells land in Summerlin to homebuilders and has developed numerous projects near Sahara and the Beltway.

These include upscale apartment complexes; high-end office buildings; Las Vegas Ballpark; a Whole Foods Market-anchored retail center; and, the enclave’s main attraction, the popular 106-acre outdoor shopping-and-dining hub.
