
Luxury homebuilder Blue Heron has bought land at Lake Las Vegas for more than $30 million for a new waterfront development.
The Las Vegas-based builder, led by founder Tyler Jones, announced plans for Liora. The firm said that it was scheduled to break ground this spring on the project in Henderson’s Lake Las Vegas community.
Liora is slated to feature one- and two-story homes, spanning from around 3,900 to more than 6,700 square feet, according to a news release.
Property records show that Blue Heron purchased two peninsulas along the north shore of the man-made lake in March for about $33.3 million combined.
One plot is around 15.6 acres, while the other is roughly 11 acres, property records show.
In an interview, Blue Heron Chief Revenue Officer Eric Lent declined to comment on the purchase price but confirmed the land assemblage was for Liora.
“It’s truly a beautiful piece of land,” he said.
He said the project will have 60 lots and that buyers would get stunning views of the surrounding mountains and the lake, along with access to communal amenities such as a pickleball court and a beach with docks.
Homes are priced from $1.6 million, Lent said.
Blue Heron has built projects around Southern Nevada and is no stranger to this part of Henderson.
Spanning some 3,600 acres, the faux-Mediterranean community of Lake Las Vegas has housing tracts, hotels, golfing and retail space, all centered around a 320-acre body of water where people can paddleboard, kayak and do other activities.
All told, Liora marks Blue Heron’s sixth community at Lake Las Vegas, Lent said.
