This Las Vegas residence has a stellar pedigree.
Located at 500 Shetland Road in the Alta Drive Historic District of Las Vegas, the residence was listed July 23 for $3.95 million with listing agent Anthony Spiegel, owner of Palm Drive real estate agency.
The home was originally built in 1970 by Jerry Herbst, founder and chairman of the Terrible Herbst company, now Terrible’s; then, country singer Kenny Rogers; followed by casino magnate Phil Ruffin’s ex-wife Lynne Ruffin; and now, current owner Sam Mirejovsky of Sam & Ash Injury Law who purchased the home from from Ruffin’s children in 2022.
When Mirejovsky purchased the home, he also bought the adjacent parcel — merging the two lots to make it a little over two acres.
“His plan was to raise the existing home and build a 20,000-square-foot Mediterranean-style home on 2 acres,” said Spiegel.
New buyers will not be buying a finished home, instead they will be buying a 7,249-square-foot “updated, yet unfinished” property, says the listing. While the exterior is intact, the interior is stripped, however there is new interior framing, wiring, electrical and HVAC ducting installed.
Mirejovsky never had a chance to live in the home and stopped pursuing the project, saying “the kids are going to college, we don’t need a house that size.”
Regardless, there are still perks to the property and location. Mirejovsky has already drawn up plans for the new home, which new buyers could use.
“There are floor plans that have been done and a layout that a lot of thought has gone into,” said Mirejovsky. “It would be very simple for the architect to move forward and create the final building plans.”
The idea for the 20,000-square-foot home was for it to have nine to 10 bedrooms and be an “entertaining residence that would be unparalleled,” Mirejovsky said. Additionally, there were plans for a subterranean garage, which soil testing has already been completed for, and a large pool and front fountain, made possible by the community’s well and associated water rights.
Additionally, the home is in a sought after area, located on the corner of Shetland Road and Alta Drive, just a block away from Pinto Lane, in the Alta Drive Historic District. According to Spiegel, the area is seeing demand “that has not been seen since the ‘70s.”
“It’s a very unique property in a very unique location, with a very unique pedigree that has endless possibilities,” said Spiegel.
The Alta Drive Historic District has been home to many celebrities and Las Vegas pioneers, including Steve Wynn, Irwin Molasky and Juan Gabriel.
