New hotel to be built near Las Vegas Convention Center

A Minnesota construction giant is set to build a new hotel that neighbors the Las Vegas Convention Center.

The development wing of M. A. Mortenson Co. announced that it will break ground June 15 on a dual-branded 397-room hotel in Las Vegas. Mortenson has a ground lease for the site, Clark County records show, and the firm said it closed on its construction financing.

The 18-story project on Paradise Road, across from the Westgate, is scheduled to be finished in summer 2028.

It will feature the AC Hotel and Residence Inn brands under one roof and be built next to an existing 23-story SpringHill Suites hotel.

Overall, the new hotel is a roughly $150 million project, said Nate Gundrum, vice president of development at Mortenson, in an interview with the Las Vegas Review-Journal.

Mortenson, one of the biggest contractors in the U.S., is no stranger to Las Vegas. It teamed with construction firm McCarthy Building Companies to build the 65,000-seat Allegiant Stadium and is partnering again with that contractor to build the Athletics’ new 33,000-fan capacity ballpark.

However, the hotel on Paradise is Mortenson’s first project in Las Vegas as the owner and developer, Gundrum confirmed.

He said that the company figures the hotel will draw business and leisure travelers, given its location near the Las Vegas Strip and the Convention Center.

He also said that the dual brands let the hotel cater to regular travelers and extended-stay guests.

Plans call for the tower to include meeting and event space, coffee bar, breakfast area, and rooftop pool deck with a bar and lounge, according to a news release.

County records show that the existing hotel sits on a 1.7-acre parcel and that the new tower would be built on what had been a surface parking lot at SpringHill suites. The property also has a parking garage.

A second tower has long been eyed for the site.

Clark County commissioners approved a two-tower hotel project in 2007. The first tower was completed in 2009, but the second was never built, and the plans ultimately expired after several extensions of time, county records show.

Virginia hotel owner Apple Hospitality REIT announced in late 2023 that it acquired the 299-room SpringHill Suites for around $75 million.

In September 2025, Clark County commissioners approved plans for the new hotel next door.
